How much does an architect cost?
The remuneration of the architect depends on three factors: the cost of the operation, its complexity, the extent and difficulty of the mission you entrusted to him.

The architect is required to respect ethics and professional conduct vis-à-vis his colleagues, but also vis-à-vis the companies in charge of the construction of the project.
The architect acts as an advisor to his client vis-à-vis construction companies, he must therefore be impartial, and defend the technical, aesthetic and financial interests of this client.

Contractual warranty
The architect must sign an agreement containing the description of the nature and scope of his assignments or interventions and the terms of his remuneration.

Design a project submitted for planning permission
The use of an architect is compulsory for the construction of a house, a residential or office building, an industrial or tourist building and for any state or private equipment and for the filing of a Construct if the net surface area (SHON) exceeds 170 m². In the case of an extension, it is not only the SHON of the extension that is taken into consideration in determining the intervention of an architect, but the total habitable SHON existing + extension.

The cost of the operation
The pre tax price of the works depends in the first place on the area of the construction carried out, the materials used, and the region of the construction. Thus a villa built using traditional techniques and traditional materials in Casablanca can cost between 4,000 and 6,000 DH Pre tax Price / m² (the prices can be significantly higher for the use of specific techniques and materials).
The complexity
The complexity of construction also affects its cost. A difficult area to access (in the mountains) or that requires special techniques for construction (rugged terrain, flood, soft soil …) can increase complexity. The type of construction can also be more or less complex (particular program, non-traditional forms, non-standard techniques). …).

The complexity of the construction will have a straight impact on the difficulty of the mission (prolonging the duration of the studies, the need to involve specialized technicians …). The fees will then be increased accordingly.

Package remuneration
This method of remuneration is used for small missions whose data are very clearly defined (program, financial envelope …) as well as for complementary missions. The fixed fee is fixed by agreement between the architect and his client.
Remuneration as percentage of work
This fee is calculated as a percentage of the cost of the work. The percentage varies according to the size of the work. The higher the cost of the work, the lower the percentage. This percentage is also defined according to the complexity of the work to be carried out.
There is no mandatory fee scale in the field of private construction. The fees of an architect are freely established. Nevertheless, the grids used in public procurement are the basis for the preparation of our compensation proposals.
